Assess your borrowing capacityFor those looking to maximise their wealth, the decision to invest in property seems obvious. But before you launch into property investing, you need one simple question answered: how much can I borrow?

Our online calculator is a great first step in answering this very question.

The calculator will determine your borrowing power based on the following information that you input:

  1. Number of applicants (e.g. you on your own or you and your partner)
  2. Number of dependants
  3. Gross salary and other income (including rental income)
  4. Monthly payments for each applicant (including credit cards/credit card limits)

This will give you an indication of what lenders are willing to lend to you, but you shouldn’t be using these results as the definitive figure for your borrowing power. This calculator is simple and doesn’t take into account the following:

Whether the loan is for owner occupiers or investment purposes

  1. The rates currently on offer, and
  2. Any product features, fees or charges

In fact, this basic calculator is really designed for unsophisticated, uncomplicated scenarios, perhaps most ideal for first home buyers.

If you already own your own home, or have other investment properties to offer as security, you may be able to use your equity to increase your borrowing power. This can be further increased by factors such as expected rental income and the benefits of negative gearing.

Consider the 80:20 rule, a strategy often utilised by investors. The idea is to use the equity in your portfolio to fund new investments. This is achieved by refinancing the properties at up to 80% of their value and utilising any cash made available as a deposit on a new property.

Want to find out the best way to leverage your equity? Or perhaps you’re hoping to break into the property market? Either way, the best method of discovering your borrowing potential is to talk to the experts.

We’ve made it simple and created this 3 minute evaluation form so you can find out just how much you can borrow.
